LESSOR. If the LESSOR is not satisfied with the results of
the credit check, he will have the option to render the
promise to lease null and void by sending a written notice
to the LESSEE in the 4 days following the reception of the
results of the credit check. The promise to lease will
become null and void upon reception by the LESSEE of this
notice. If the LESSOR does not advise the LESSEE in the
delay and in the manner mentioned above, he will be deemed
to have waived this condition.
2) The first month of rent + applicable taxes will be
payable to 'ROYAL LEPAGE URBAIN' in trust at the signing of
the lease.
3) The LESSEE must provide proof of insurance/civil
liability (2M) before the keys are handed over;
4) Minimum lease of 12 months, no short term rental, no
subletting;
5) Non-smoking unit (tobacco and cannabis), no cultivation
of cannabis plants;
6) Pets to be approved by the owner;
7) In the event that a key/fob is lost, the LESSEE will
have to pay the costs required to change/replace the
locks/fob;

Section 16 of the Regulation respecting conditions of
practice for brokerage operations, the ethics of brokers
and advertising provides as follows:
"The licensee who represents a party must inform, as soon
as possible, any other party who is not represented of the
fact that he must protect and promote the interests of the
party he represents while granting fair treatment to the
party who is not represented."
In order to make an informed decision, you are hereby
informed of the choices available to you, namely :
a) deal directly with the seller's broker and receive fair
treatment;
or
b) deal with your own broker, who will ensure that your
interests are protected.
If you choose to deal with your own broker, it is a good
idea to have him or her present during the site visit.
8)Any changes or modifications, of any kind, on any surface
of the premises (rooms, walls or floors), cannot be
undertaken without prior written consent of the LESSOR;
9) The LESSEE and his/her guests undertake to respect the
rules of the co-ownership/building regulations and will be
responsible for paying for any violations charged to the
owner during the lease;
10) The LESSEE agrees to pay any moving fees invoiced by
the co-ownership; The fees will be payable to the LESSOR
before handing over the keys.
