Fully renovated and furnished condo (2 bedrooms, 1 bathroom
and 1 outdoor parking)
Option to rent a second parking for 75$ a month extra
Pre-rental:
Conditional on the following reports 1, 2, and 3 to the
complete satisfaction of the owner.
1. Letter of employment (salary, position, work since,
status) and latest pay stub with the cumulative amount of
earnings to date
2. Credit score and report (at tenant's expense) and CORPIQ
report.
3. Clause 9.2 of this PL is applicable (the tenant agrees
to check his payment habits and provide
the references of the previous owner)
Once the offer has been accepted (steps to follow online),
4. Tenants agree to pay a deposit by electronic transfer
(within 24 hours)
5. Proof of civil liability insurance ($2M) for the entire
term of the lease.
6. Letter confirming the transfer of the Hydro Quebec
account.
7. The tenant is responsible for all rules and fees related
to the move-in and move-out required by the syndicate.
8. The potential tenant must read and accept the current
and future regulations of the building and will be
responsible for paying any penalty due to his
non-compliance with the regulations and the declaration of
co-ownership.
9. Draft the Quebec lease and via email communication
During the Lease:
10. The tenant must pay the rent by electronic transfer no
later than the 1st of the month
11. No pets and no smoking.
12. The Tenant shall not and shall not permit anyone to
use, grow, smoke, or vape tobacco, cannabis or any other
illegal substance in any interior part of the premises,
common areas or property of which he is part.
13. Airbnb or similar short-term subletting is PROHIBITED
and will be considered a repudiatory breach of lease and
the Tenant is not permitted to sublet or assign a lease
without the written permission of the Owner and the
Syndicate.
End of lease:
14. The renter will also be responsible for payment of
costs due to the loss of keys or key fobs.
15. At the end of the rental term, the unit must be
returned in the same condition as at the time of the
rental, which includes all the inclusions of the unit as
well as the condition of the floor. Except for normal wear.
16. If the lease is not renewed at the end of the term, the
tenant MUST honour ALL visit requests from all potential
new tenants, for which 48 hours' notice will be given. The
same goes for visits from potential buyers if the condo is
put up for sale during the term of the lease.
