Tenants agree to complete a CORPIQ verification form.
5. Tenants agree to pay a deposit by electronic transfer to
KW Prestige or the owner (within 48 hours).
6. Proof of liability insurance ($2 million) for the entire
duration of the bond.
7. Confirmation letter for the transferred EDF account.
8. The tenant is responsible for all rules and fees related
to moving in and out required by the union.
9. The tenant agrees to submit dated postal checks for the
entire duration or to offer electronic transfers on the 1st
of each month.
10. Potential tenants must read and accept the building
regulations.
During the lease:
11. No animals.
12. The Tenant shall not, and shall not permit any person
to, use/grow/smoke/vape tobacco, cannabis or any other
illegal substance in any indoor part of the Premises,
Common Areas or the Property of which they form a part.
13. No Airbnb or similar sublet with a judicial term will
be considered a repudiatory breach of the lease.
14. Tenants will be responsible for paying any penalties
due to their failure to comply with the regulations and the
declaration of co-ownership.
15. The tenant will also be responsible for paying any
costs due to the loss of keys or key fobs.
16. The tenant is not authorized to sublet or transfer a
deposit without the written authorization of the owner and
the union.
End of Lease: 17. At the end of the leased term, the unit
must be returned in the same condition as at the time of
rental, this includes all inclusions of the unit, as well
as the condition of the floor and walls of the property
unit.
18. If the lease is not renewed at the end of the term, the
tenant MUST honor ALL viewing requests from all potential
new tenants, for which 48 hours notice will be given. The
same applies to visits by potential buyers in the event
that the condo is put up for sale during the term of the
lease.
